Charity Pancake Breakfast at Folkestad Fazekas Barrick & Patoile, P.C. on August 7, 2010

A Charity Pancake Breakfast will be held at the law office of Folkestad Fazekas Barrick & Patoile, P.C. on August 7, 2010, from 7:00am while supplies last. This event will be held prior to the Douglas County Fair Parade. All proceeds from the breakfast will be donated to the Women’s Crisis & Family Outreach Center and the Douglas/Elbert Task Force. If you would like to show additional support, cash donations and non-perishable food items will also be accepted at the event.Tickets are available for purchase at the office of Folkestad Fazekas Barrick & Patoile, P.C., The Task Force Thrift Store and online through Black Tie Colorado.  Ticket prices are Adults $5.00 and Children $3.00.

JIM FOLKESTAD WEARS MANY HATS AS A DIRECTOR OF THE CASTLE ROCK ECONOMIC DEVELOPMENT COUNCIL

For many years Jim Folkestad has been heavily involved with the work of the Castle Rock Economic Development Council, a public/private partnership, whose mission is to promote the economic health of Castle Rock.  Mr. Folkestad has been a member of the Board of Directors of that organization for many years, and has also been Chairman of the organization’s Policy Committee since its inception.  The function of the Policy Committee is to review proposed Town regulations which may have an adverse effect upon economic development within the Town of Castle Rock and to advocate for amendments to render them more “business friendly”.  The Policy Committee has an excellent relationship with the Town’s Department of Development Services and is able to work with them in a non-adversarial fashion which makes for both good governmental regulation and good economic sense.

 Mr. Folkestad is also a representative from the Castle Rock EDC to the Douglas County Business Alliance, a group which reviews potential state legislation that impacts business interests within Douglas County and promotes legislation which would be beneficial to business interests.  The group, which is comprised of two members of each economic development organization and chamber of commerce throughout Douglas County has enjoyed considerable success in representing Douglas County business interests in the state legislature.

The Special District Association is a state wide organization serving the needs of special districts throughout the state.  Special districts provide services such as water and sewer, fire protection, emergency services and parks and recreation.  Colorado special districts also include metropolitan districts which provide a broad variety of services.  They are political subdivisions of the State of Colorado and have full governmental powers relative to the services they provide.  Mr. Folkestad has provided legal representation to special districts for more than thirty years.  Mr. Folkestad works as a member of the SDA’s Legislative Committee, which advocates the interests of special districts in the State Legislature.

Douglas County Housing Partnership (DCHP) has $1M for first time home buyers

For most people, buying a home is the most significant transaction they will ever enter into. Despite this fact, a brief conference or two with their real estate broker is usually the only assistance they will obtain in navigating the process. This is a mistake, because getting the home “under contract” is only the first step: the buyer still needs to secure financing, review title work (including homeowners association documents), have the home inspected, obtain and review a land survey … the list goes on. Folkestad Fazekas Barrick & Patoile, P.C., can help. Established in 1972, the firm has practiced real estate law in Douglas County for almost 40 years. We have the knowledge and experience to walk a first-time home buyer through the transaction from start to finish, and the experience to solve any problems that come up by working directly with the seller’s and lender’s attorneys, the real estate brokers and the title company. We can also assist the buyer in evaluating alternative financing possibilities that, prior to the economic downturn in 2006, had all but died out. These include seller carry-back or lease-option arrangements, installment land contracts (also known as “contracts for deed”), and wrap-around land contracts that can enable the buyer and seller to circumvent many of the hassles and pitfalls associated with modern-day commercial lending. Long story short, buying a home is a complicated and often daunting process−particularly for the first-time home buyer−but the buyer need not face it alone or unprepared. First time home buyers—Douglas County Housing Partnership (DCHP) has $1M that MUST BE USED by September 10, 2010 for the Shared Equity Home Buying Program What is it? DCHP will provide an investment of up to 20% of the purchase price to first time homebuyers that currently live or work in Douglas County. This is your opportunity for homeownership in Douglas County through use of “Shared Equity” with the Housing Partnership. This investment will be a deferred loan which must be repaid upon sale or refinance of the home. At that time, the borrower must return the same investment percentage to DCHP based on the current fair market value. Who is eligible? First-Time Homebuyers including persons that have not owned a home in the previous 3 years, single parents that have owned prior with a spouse, and displaced homemakers. • Borrowers who currently live or work within the limits of Douglas County. • Income limits are 120% of the Area Median Income (AMI): 1 person: $63,850 4 persons: $91,200 2 persons: $73,000 5 persons: $98,400 3 persons: $82,000 6 persons: $105,850 What homes are eligible? • Foreclosed properties in the designated census tract block groups (15 neighborhoods within Douglas County) • Maximum purchase price of $300,000 • Appraised value of the home must be at least 1% greater than the purchase price • Home inspections will be required and reviewed by DCHP Borrower Responsibilities • Attend a free CHFA-approved First-Time Homebuyer Education Class • Secure a 30 year fixed rate mortgage with a maximum 45% debt to income ratio • Contribute $1,000 towards the purchase • Occupy the home as a primary residence • Meet with DCHP for approval, pay $100 application fee For more information on the Shared Equity Program please contact Travis Anderson, Program Manager, at 303-784-7857 or visit www.douglascountyhousingpartnership.org or for help with a buying a home, whether it is your first or one of many, contact Folkestad Fazekas Barrick & Patoile at 303-688-3045 or email attorney John Clark at clark@ffcolorado.com.

Wage subsidies available for Douglas County Employers

Wage subsidies of up to $6,000 are available from Arapahoe/Douglas Works to Douglas County businesses to help reimburse the cost of hiring and training a new employee. 

Businesses who hire a Douglas or Arapahoe County resident into a full-time paid on-the-job training before June 30 may be eligible to receive a subsidy up to $6,000 to recover the costs of recruiting, training, and wages for each individual. Subsidies are only available for full-time positions that provide at least 32 hours of work per week. 

To qualify, a business must have been in operation in Colorado for at least 120 days, pay into workers’ compensation and unemployment insurance programs, and not laid-off employees within the past six months. 

Arapahoe/Douglas Works! is one of eight workforce centers across the Metro Area that is offering wage subsidies to businesses through a pilot project funded by the Colorado Department of Human Services in partnership with the Colorado Department of Labor and Employment. Coined “HIRE Colorado,” this program offers businesses an innovative resource for recruiting new employees which gives them on-the-job experience and reduces their demand for public assistance when unemployment benefits run out. Arapahoe/Douglas Works will administer more than $1.4 million in HIRE Colorado funds in Arapahoe and Douglas Counties and anticipates it will provide approximately 219 subsidies to businesses. 

The workforce center also has a diverse pool of registered job-seekers, and can connect interested businesses with qualified candidates, as well as offer no-cost recruitment support and hiring events.
